Hardwood Refinishing That Brings Tired Floors Back

Solid hardwood generally tolerates 5-7 refinishes over its life. Engineered hardwood with a wear layer of 3mm or more can usually take 1-2. We check wear-layer thickness in person before quoting anything.

Water-based poly is walkable in 4-6 hours and cures fully around day 7. Oil-based needs about 24 hours before light foot traffic and 2-4 weeks to fully cure. We build the schedule around your household.

Surface-level water rings almost always sand out clean. Dark staining where water sat for weeks sometimes means a board needs to come out before we refinish - we'll tell you which situation you're in during the assessment. If a leak damaged more than a spot or two, we may need to swap boards first.

Yes. A full sand takes it back to raw wood, and from there you can almost go in any direction with the new color stain choice. We'll test the stain on your actual floor before you commit, and our reviews page has photos of a few of these color changes.
